These terms govern your use of Snag Scout. By using the site or submitting a review, you agree to them. Please read them alongside our Reviews Policy and Privacy Policy.
Snag Scout is an independent review platform for UK new-build homes, operated by Snag Scout Ltd (registered in England & Wales, company no. 17313786). We publish verified, anonymous reviews of house builders so that buyers can make better-informed decisions. We are not a regulator, an ombudsman, or a substitute for professional advice.
You must be at least 18 years old to use Snag Scout. To submit a review you must own, have bought, or live (or have lived) at the new-build property you are reviewing, and the review must be your genuine, honest, first-hand experience.
By accessing the site or submitting content, you agree to these terms. If you do not agree, please do not use the platform. We may update these terms from time to time; the version published here is the one that applies.
Reviews must be factual, based on your own first-hand experience, and a fair account of what happened. Keep opinions clearly marked as your own. You must not post anything false, misleading, abusive, or that identifies another individual. Fake, incentivised, and paid-for reviews are prohibited — see our Reviews Policy for the full standards.
Please don't post a review if you are legally prevented from sharing your experience — for example by a confidentiality clause or settlement agreement you have signed. Those obligations are between you and the other party.
You are responsible for the content you submit, and you confirm it is accurate to the best of your knowledge. By submitting a review, you grant Snag Scout a licence to publish, display and retain it (anonymously, at county level) as part of the public record, and to keep it published even if you later ask us to remove it — a fair record cannot be edited to hide legitimate feedback. You can, however, update or correct your review as things change.
We verify privately that you are a genuine resident, then publish your review anonymously — your name, address, plot and development are never shown, and never shared with the builder. How we handle your personal data is set out in our Privacy Policy. We screen reviews before publication and may decline, amend (in your own words) or remove content that breaches these terms or our Reviews Policy.
Every builder has a free, permanent public right of reply on any review about them. Because reviews are anonymous, a builder cannot identify the reviewer, and we will never disclose your identity to them.
If you believe a review is fake, inaccurate or breaches our standards, you can report it via our report a concernpage. We remove or correct content that is fake, inaccurate, unsupported, abusive or identifying; we do not remove genuine, verified reviews simply because their subject would prefer they weren't there.
The Snag Scout name, branding, site design and content are owned by Snag Scout Ltd. You may not copy, scrape, republish or reuse them without our permission. You retain ownership of your own review, subject to the licence you grant us above.
Snag Scout, its guides and its content are general information only. They are not legal, financial, surveying or other professional advice, and should not be relied on as such. For your specific situation, seek appropriate professional advice.
You agree not to misuse the platform — including no unlawful, abusive or fraudulent activity, no attempts to post as someone you are not, no automated scraping or interference with the site, and no submitting content on behalf of a builder about themselves.
The platform is provided on an “as is” and “as available” basis. Reviews are the views and experiences of the individuals who submit them, not of Snag Scout. To the fullest extent permitted by law, we are not liable for the content of user reviews or for any loss arising from your use of the platform. Nothing in these terms limits any liability that cannot be limited under law.
We may update these terms as the platform and the law develop; continued use means you accept the current version. These terms are governed by the law of England & Wales, and the courts of England & Wales have exclusive jurisdiction.
