Is it safe?

Will my name appear publicly?
No. Your full name, email, exact address and plot number are never published. Your public entry shows only your county, the builder, the category and your factual summary.
Will my builder know it’s me?
No — you’re anonymous even to your builder. Snag Scout never hands them your name, your address, your plot or your documents; those stay in our encrypted, admin-only vault. They see the review and reply to it — not to a named person or a specific home. (A builder you’ve dealt with directly may already know who you are — what we protect is your public anonymity and your home’s value.)
Can my builder take legal action against me?
Snag Scout is built around UK defamation law: reviews must be factual and evidence-backed, every reviewer is verified, and builders get a right of reply. That makes a properly structured, verified review far harder to challenge. This is general information, not legal advice.
What exactly is published about my home?
County level only — never your name, development, exact address or plot number. Your public entry appears as “Verified resident, [County]”, alongside the builder and the defect.

How it works

Is it really free?
Yes — free for every homeowner, forever. No fees, no catch, and no ads.
How do I prove I live there?
With a document you already have — an NHBC certificate, council tax bill or utility statement. It’s held in encrypted, admin-only storage and never shown publicly.
How do you stop fake reviews?
Every reviewer has to prove they own or live at the specific property before they can post, so reviews can only come from real residents — not bots, competitors, or the builder themselves. Each review is also tied to a one-time honesty declaration, and builders get a right of reply. Unlike open review sites, anyone can’t just post here.
What do I need to submit?
A few minutes, proof you own or live at the property, and a factual description of the issue (or, for a positive review, a star rating and what the builder did well).
How long does it take?
About five minutes.
What happens after I submit?
We verify it, then it’s added to the builder’s public record — and the builder gets a free right of reply. Whether it’s praise or a problem, their response (or their silence) becomes part of the record.
Can I edit or remove my review later?
Yes — your review is yours. You can correct a mistake, or withdraw it from public view at any time. It’s a review of the whole journey — the buying, the handover, and the years since.
Can I leave a positive review?
Absolutely. If your builder did right by you, say so — good experiences become part of their public record and help the next buyer choose well.

Is it fair to builders?

Is Snag Scout neutral, or just a complaints board?
Neutral by design. Builders get a free right of reply on every review, accountability is reputational rather than procedural, and different builders are judged proportionately.
What stops someone making a false or exaggerated complaint?
Several safeguards: every reviewer is a verified resident, reviews must be factual and evidence-led (we screen them before they publish), and you get a free, permanent right of reply. A builder can add an independent NHBC or chartered-surveyor certificate to their reply where work is verified as done. The aim is a fair, accurate record — not unchallenged complaints.
Can builders respond to reviews?
Yes — always, and for free. Their response (or their silence) becomes part of the public record.
How is a builder’s rating worked out?
It’s simply the plain average of the ratings residents give in their verified reviews — no computed verdict, no weighting, no graph. Alongside it you can read the reviews themselves and the builder’s replies.
